5 Signs You Might Need a New Roof

5 Signs You Need a New Roof

Are you considering replacing your roof? Wondering if now is the right time or if it can wait a few years? It’s an important decision and knowledge is power. Your roof is your home’s first line of defense against the elements and keeps your home safe and sound. Know the signs of aging below.

1. Interior Damage Visible

Your roof serves as a barrier to protect your home against the elements. When it ages and needs replacing that barrier becomes compromised. An attic inspection is a great place to start and determine if there’s damage or wear and tear. Do you see any sunlight coming through? This can indicate cracks in the roof. Are water stains present?  If so, your roof is no longer effectively doing its job.  It’s time to call a professional.

2. Exterior Damage Visible

Routine home maintenance includes an annual roof inspection by a professional. They will look for loose or missing shingles, missing granules, signs of wind, water, or hail damage, and check your gutters too.

3. Roof Age: It’s Just That Time

Like everything else, your roof ages. If you live in a location with extreme weather and temperatures, they can age faster. Most asphalt shingle roofs last 20-25 years. Wood shake, tile and other materials can have a longer lifespan. If you don’t know the age of your roof, try to find receipts or even public inspection records. You can also consult with a roofing expert or inspector who should be able to give you a pretty solid estimate. But know that if you are hitting that 20-year mark, it’s a good idea to have a professional keep a close eye on your roof.

4. Your Flashing Isn’t So Flashy

Flashing is used to create a seal around the chimney, joints and other areas where water can penetrate. Warped, dry and rusty flashing causes a breach in the water-safe barrier. Left untreated, your home’s interior can become damaged and your roof may even collapse. If there are cracks or bends in your flashing upon inspection, it’s time for a replacement.

5. Moss & Mold Wasn’t In Your Roof Landscaping Blueprint

We all love a thriving landscape but when moss and mold infiltrates your roof it spells trouble. This problem can often be eliminated with a sturdy bristle brush and some elbow grease. But make sure to take a close look while cleaning. Is moisture hiding underneath the shingles? Does the foundation look water-damaged? If so, you’ll want to have a professional take a look. It might be time for a new roof.
